I manage pricing for hosts who run their own place. I decide what you charge per date, adjust it to what the market is doing at that moment, and make sure your listing is set up so guests actually click on it. Your properties, your guests and your accounts stay yours.
Ongoing, where I watch and adjust all year. One-off, where I get your listing in order in a single pass. Or yourself, using the frameworks and templates from the community. Below is what each one gives you, what it costs and who it is for.
I manage your pricing for as long as we work together. We start with an onboarding in which I go through your listing, your pricing history and your market, and lay the foundation properly. After that I watch the booking pace in your market every week and adjust your prices per date. Every month you get a report with your numbers, what the market did and what is on the agenda for the next period. Every change comes past you before it goes live.
Onboarding fee from $279 one-off, then 4 to 8% on bookings that come in after the start date. Minimum six months, monthly cancellable after that. No higher annual revenue after twelve months, and you get the onboarding fee back.
Read more about this service →One deep pass over your listing, with nothing running on afterwards. I optimise your title, photos and description, fill in your listing information completely, run a competitor analysis across ten comparable properties and configure your settings. You also get a communication flow that steers towards 5-star reviews.
After that my involvement stops and you pay nothing further.

$11 a month for the first 25 members, after which the price goes up. Your entry price stays locked for as long as you are a member.
Read more about the community →If your operation already runs well and you are full in peak season while the shoulder months lag behind, the ongoing partnership is where you get the most out of it. The work there is in adjusting all year, which is exactly where a fixed seasonal rate falls short.
If you are not sure whether your listing itself is in order, or you want to see what I do without anything running on, start with the Listing Review. What happens there is one-off work that also sits inside the ongoing partnership.
If you want to keep doing it yourself and only need to know how, the community is the cheapest route. You get the same frameworks, you just run them yourself.
Send me your listing URL. I'll take a look, tell you what I see, and give you honest feedback, whether we work together after that or not.
